WHAT'S HAPPENING IN THE COMMUNITY

DRAIN REPAIR:

We had noticed a number of our grass area drains had washed out and were not properly draining off the water. In addition, they presented a hazard for anyone working or walking in the area. We hired a company to repair the washed out areas and reseed around the drains. You have probably noticed a “bobcat” hauling dirt and stone. They first hand dig out the area around the drain then install stone and packed it down. This gave a solid foundation for the drain pipe and cover. They then cover all but the drain cover with dirt and grass seed. We believe this will correct the problem and stop further erosion.

AUDITOR COLLECTING INFORMATION:

You may have noticed someone walking around with a clipboard and taking pictures and notes. This is a project of the Delaware County Auditor and Emergency 911 Director. It is a county wide address verification and property-imaging project. The auditor indicates “this project will provide the most up to date information for emergency related applications and for the purpose of enhancing property assessment procedures.” The working had verification of his assignment and a letter of authorization from the County Auditor.

POOL:
As you may know, we thought there was a small leak in our pool. All summer, we monitored water level. At the end of the season, the American Leak Company checked the system with both sound detectors and pressure gauges. The leak was located. Fortunately, it was in piping that was under the grass which made access much easier. The leak was fixed. We will continue to monitor water levels throughout the winter to make sure no other leaks are present.

ANNUAL MEETING/JUNE MEETING

The 2009 ANNUAL BOARD MEETING will be held on June 23, At 6:30 PM in the Clubhouse. There will be election of three board members and review of the financial report. Following that meeting, we will hold the regular June Board Meeting.
ALL ARE ENCOURAGED TO ATTEND.

CAR BREAK-IN ALERT!


A local condo community has been advised by the Powell Police Dept that there has been a rash of auto break-ins in recent weeks in Southern Delaware County. The thieves typically have been going through communities and stealing out of cars which have been left unlocked. Cars on the street are especially vulnerable.
Please make sure your vehicle is kept locked when left outside. Don't assume that because it is in your driveway it is safe from thieves! If you have room in your garage at night, you should use it.
If you see suspicious people, call 911. Never approach someone you think is committing a crime.

ROOFING COMPLETE

It looks like the roofing repair is just about completed. There are only a few issues to complete and it will be done. This project resulted from two insurance claims from the wind storms in September 08 and February 09. Winter weather hindered a complete review of the roof situation until earlier this year. Nationwide contracted an engineer to check all the roofs to determine the damage. We asked ABLE Roofing to represent us in the damage review. Both ABLE and the engineer inspected the roofs in detail. . After a number of inspections of the roofs and discussions with ABLE Roofing, Nationwide decided our claim. At that time, Mike from RPM negotiated with ABLE for the actual job of repairs. In the final analysis, our association did not have to pay anything for the roofing repairs.
As you may be aware, the first 5 buildings were completely re-roofed. The remaining 31 buildings were repaired as needed. The decision regarding what repairs would be made to each building was that of Nationwide Insurance. The shingles were the exact match to our current shingles. However, the old ones have faded somewhat. It will take some time for the new shingles to blend in.
The crew was very careful about cleaning up nails and shingles. However, we would recommend careful checking of your drive, sidewalks and patios, particularly after a rain, to find any remaining nails.
We are sorry for the inconvenience. However, the repairs may lengthen the time before we have to completely re-roof the whole community.

MULCH VS. WOOD

Mulch that is laying against wood will allow bugs and moisture to damage the wood. Now that the mulch has been laid out, you should check to see if it is touching your wood molding or patio fence. If so, rake it away so it will not cause any damage to your condo or patio fence.

MULCH AND FERTILIZER

Yard Solutions will begin laying out the mulch Saturday the 28th or Monday. It is generally a 3-4 day process. You might want to check to be sure you do not have anything in the beds that could be damaged like hoses or lights.
Yard Solutions will also be putting down a combination crab grass preventer and fertilizer in the next few days.

ROOF REPAIRS

The Nationwide Engineer and the ABLE Roofing representative have started checking each of our roofs. They will check every roof in our community. Due to the extensive number of damaged shingles, they will probably be putting up blue tarps initially until they can assess all the damage and make a determination about our insurance coverage. Potential leak problems will be fixed as soon as possible.

We are cancelling the Board Meeting scheduled for Tuesday, January 27, 2009. There are no regular business issues pending at this time. We will reschedule the next meeting in early March.

NEW TRASH PICK UP DAY-FRIDAYS

Effective the week of 1-12-09, Local Waste will pick up trash on FRIDAY mornings. This week only, they will pick up both Tuesday and Friday. After that, it will be approximately 6 AM FRIDAY Mornings.

Local Waste Services observes the following National Holidays. If the holiday falls on or before Friday, your pick-up date will be delayed to Saturday that week only. Regular FRIDAY schedules will resume the following week.

Break-In at Riverbend

SUMMARY: There was a daytime break-in at two condos in Riverbend on December 31, 2008. At approximately 11:55 a.m. a victim returned home from running errands to find an individual in his residence, taking multiple items. During the struggle a weapon was implied, however no weapon was shown. The suspect did make threats to kill the victim. The suspect is described as a "nice looking, younger" light-skinned male black, possibly in his 20's with a mustache and potentially a goatee. A neighbor also saw the suspect and stated he was wearing a stocking cap(unknown color), but could not provide any further information of the suspect's personal descriptors. The victim and neighbor both describe the suspect's vehicle as a black older model sedan with a temporary tag in the rear window, partial number 011. The victim stated the vehicle is possibly a Volvo 4-door with a missing front grill or damage.
The assailant may have scouted the area and noted a large empty TV box with the trash on Tuesday. This would let him know that a brand new TV was inside the condo. Be careful what your trash tells a potential thief. We should be vigilant. If you see anything suspicious, call 911.
