Roof Inspection-Insurance

Additional shingles have been reported broken over the last several days. We believe this is due to previous damage during the big wind storm several months ago. As long as the tar paper is intact, you should not have a leak problem. We have asked ABLE Roofing to reinspect our roofs along with a representative of our insurance company.

Hopefully, this inspection will be completed in the next several weeks.

New Year's Eve Party 12-31 at 8 PM

Want to have some fun on New Years without the hassle of driving. Riverbend will have a New Year's Eve Party at the Clubhouse on Wednesday, December 31, at 8 PM. Bring your favorite appetizer, snack and whatever you like to drink. We will play cards and games , have great conversation and welcome the new year in. Any questions call Rick or Phyllis Owens.

Roof Inspection-Insurance

As you know, we had a number of roofs with shingle damage after the wind storm. We had filed an insurance claim to recover our repair costs. Before we settle with the insurance company, we want to have an inspection to insure that nothing was missed. As a result, during the week of November 10th, ABLE ROOFING will be inspecting all of our roofs.

We have completed the over-seeding of our grass areas. By using volunteers, we saved several thousand dollars. Volunteers worked a total of 25.5 hours over-seeding all of the grass areas. We used approximately 400 lbs of quality seed. We lightly seeded our good areas and heavily seeded the bad areas. Yard Solutions has applied fertilizer. Hopefully, with the morning dew, some needed rain, and the fertilizer, we will see thicker grass throughout the community next year.

You may have heard that the Ohio State Trooper’s patrol car was broken into and several items were taken. We later learned that another resident’s vehicle was broken into and a GPS unit was taken. A person was apprehended and the items were recovered. The alleged perpetrator is being charged. Although our community is generally safe, this may be a good time to remind people that putting your vehicle in the garage is the best preventative measure. In all cases, lock your car. It may not stop a thief, but it generally discourages them.

Yard Solutions will aerate our lawns the week of October 6. Also several areas will be slice seeded. We will have volunteers who will then over seed the spotty areas through out the whole community. Following that, Yard Solutions will then lay down the last scheduled fertilization.

Storm Damage Update

Almost every building had some shingle damage. Real Property Management Crews are currently working on the shingles. Several flashings were also damaged. The crews will work on the worst cases first. They will be on every roof to inspect for damage even if it is not visible from the street.

For the next week or so, you may want to periodically check your drive for roofing nails. When the wind blows a shingle loose, often times it dislodges the nails and they work their way down the roof to the drive. The crew is picking up loose nails on the roofs, but some may get by.

September 14 Wind Storm

September 14 presented the highest winds in this area. Gusts of almost 70 mph were recorded in the area. We were fortunate that we did not have structural damage. The majority of our damage was shingles. A look around indicates that 27 of our 35 buildings had shingle damage. The carpet on the putting green was pulled off and several flashings were blown away. All in all, we fared OK for the velocity of the wind.
We will work as fast as we can to get the shingles and other items repaired. However, many areas of the city had significant damage. Because of the damage throughout the Columbus and Powell areas, it will be difficult to get crews in here immediately.
Remember, the tar paper is still intact so we do not anticipate leaks.

Yard Solutions 8-13-08
The grass is still too dry to mow normally. Today, Yard Solutions will trim and stick edge the curbs and walks. They will spot mow areas that have been growing. They will also pull and treat weeds.

Fertilizer Application/Mowing-Yard Solutions 8-06-08

Yard Solutions put fertilizer on the grass on 8-6-08. This will help green it up. Please do not utilize your own fertilizer on the grass. The additional fertilizer may “burn” the grass. Now all we need is some good evening time rain.

Since the grass is browning and in some cases dormant, they will not mow on 8-6-08. However, they will work on weed remediation.

A Word about Watering

The Villas at Riverbend Association pays the water bill for each condo. This is the second largest expense for our association and totals over $62,000.00 per year. This expense is reflected in your month fees. We encourage people to utilize their water cautiously. If you water your grass, please be sure it is not wasted by watering the street or drive. Remember, the water will run downhill so you do not need to have it directly on the edge of the street for that grass to get water.

Go on line at In the lower right hand corner is a search button for EDIE-Online Version. This is a fill in the blanks form. You enter each of your accounts at an individual bank. You will add information for each account. It will ask if it is a trust, POD, joint ownership, IRA, etc. After you complete each account, you can add others. When done, it will prepare a report you can print that will spell out just how much FDIC insurance coverage you have for that particular bank.

If you are looking for a little peace of mind about your bank accounts, try it.

You will be receiving a yellow tag on your door from Columbia Gas of Ohio. It will tell you that they are replacing the Riser that is part of the gas line that goes to the gas meters outside your building. They will also call you to let you know.

They will turn off the gas before they do the replacement. They will have to enter your home when they turn it back on to light your pilot lights and insure they are working properly and safely. If you are not home at that time, they will leave a tag on your front door with a number to call so you can get your gas turned back on.

To: All Villas at Riverbend Residents

RE: Seal coating of Community Drives! SCHEDULED June 25, June 27, June 30

On Wednesday, June 25, the sealing of streets and drives will commence. So we can keep you better informed of progress, you can either check a sign that will be put up in front of the clubhouse or the community website at these will update you on whether or not the weather will allow the seal coat project will be done the next day. The sign and website should have current information by 5:00PM the day before each section is scheduled to be done. We also ask if you would please let your neighbors know so as many people as possible are aware, especially if you know they don’t get out much.

This will be a multi-day project. The attached maps indicate how the work will be done. Because of the necessity of getting people in and out, it is necessary to do Riverbend Place one side at time. This is going to inconvenience all of us during the project, but it has to be done. The physical layout of the community makes this entire process most difficult. However, the end result will be great! Here is the tentative work schedule:

Section 1 will be closed to all vehicular traffic at approximately 7:00AM on Wednesday, June 25. It will remain closed to vehicles until afternoon on Thursday June 26 to allow for drying. This includes the east (entrance) half of Riverbend Place.

Section 2 will be closed to all vehicular traffic at approximately 7:00AM on Friday, June 27. It will remain closed until afternoon on Saturday, June 28 to allow for drying.

Section 3 will be closed to all vehicular traffic at approximately 7:00AM on Monday, June 30. It will remain closed until afternoon on Tuesday, July 1 to allow for drying. This includes the other half of Riverbend Place.

Note that if you will be unable to move your car prior to 7:00 AM the morning of your work, you should consider parking it somewhere else the night before. Once the seal is applied, you will not be able to drive on it under any conditions until it dries the next day!

Foot Traffic: You should be able to walk across the asphalt by late afternoon prior to the time most people will be returning from work. It is water soluble so you can touch it with your finger to see if it is wet or not. It will wash off with soap and water. However, please walk indoors with caution to make sure you don’t get it on your carpet.

Water: The sealer will not stick to wet pavement. Do not water the lawn or wash your car the day before your area is scheduled. Once the work is finished and completely dry, you can go back to your normal routine.

Rain Date(s): If rain prevents the work on a certain day from being done, ONLY THAT DAY will be rescheduled. The other two days will not be affected if they are dry days! The board will notify you of the change if it is necessary. Please check the website and sign on a regular basis.

Mail Delivery: The Post Office will be skipping your delivery on the day that your area is closed to traffic. It will be resumed the next available day. You may not receive other deliveries such as UPS or Fed Ex on those days either. Plan accordingly.

Trash Removal: Your trash will be picked up as usual on Tuesday, June 24.

Any vehicles that need to be driven during this period MUST be parked on the street in a different part of the community prior to these closing times. Street parking will be allowed for this event. If your car isn’t going to be moved prior to 7:00AM, you must park it on the street in another section the night before! Please do not block your neighbor’s drive or park in your neighbor’s driveway without their permission as you may block them in. No one will be able to drive on the wet asphalt for any reason.

Note also that if you have a vehicle parked on the street in a section that is being done that day, it will have to be towed to a different area of the community. The contractor cannot seal around your car. Please don’t let that happen! Make sure it is out of the way.

As you can see from the attached map, Riverbend Place will require two directions of traffic using one lane. Some of you may meet head on. We are all going to have to use some consideration for our neighbors and work these issues out. This may mean pulling over into the driveway to let someone else by. Do not drive in the wet sealer or the paint on your car may be damaged. The association cannot repair this for you.

Your Board realizes that this will be an inconvenience. However, they are confident that you will be pleased with the end result. If you have any questions or are not sure which section you are in, please contact Mike Henricks at 614-766-6500 or one of your Board members.

· Note which day your area will be closed to vehicles and plan accordingly.

· Do not drive on the closed off section for any reason until the cones are removed. No exceptions.

· Do not use any outside water the day before your area is to be done.

· Make sure your car is not on the street on the day that particular section is being done or it will have to be towed out of the way. It must be gone by 7:00AM.

· Only the work scheduled on a rainy day will be rescheduled. The other days do not change.

· Have consideration for your neighbor when you meet head on.

· Try to walk on the grass as much as possible and check your shoes before you enter your home! Don’t track the seal indoors. You will have great difficulty getting the sealer off your carpet.
